Site Appraisals
|
|
A site appraisal is often the first step in determining whether or not a planning application should be made. This involves us carrying out a number of tasks.
- Research of the sites' planning history may show that a planning consent already exists or is not needed. Sometimes it is the case that another type of application is needed, such as one for Listed Building Consent or for a Lawful Development Certificate
- Planning policy needs to be ascertained at a number of levels - national, county and local. We are well-versed interpretation and application of planning policy.
- Site constraints are important, ranging from highway access for larger sites to drainage and impact on trees. A site appraisal will take into account all the factors involved.
- We will advise on the development potential of sites in the short and long term, based on a full appreciation of the situation.
As a result of our site appraisal, clients sometimes face a choice of options and we are able to advise them on the best way forward.
